Building material center phase I and ii ESA

Ash Creek completed a Phase I Environmental Site Assessment (ESA) of an approximately 1.62-acre lumber yard and building materials store.  The primary historical land use at the site has been for sale of lumber and related building products.  No Recognized Environmental Conditions (RECs) were identified.  A historical diesel AST, a drycleaner located 150 feet north of the site (in an apparent downgradient or cross-gradient location) were other items that were noted in the Phase I ESA Report. 

The prospective purchaser completed a Phase II ESA to provide better assurance that there were no RECs.  The Phase II ESA included a geophysical survey around a former structure, surface and subsurface soil sampling, and groundwater sampling.  Petroleum impacts, associated with the former AST were not identified.  Groundwater data indicated that the nearby drycleaner had not affected the subject property.  The geophysical survey did not identify any buried tanks or debris near the former structure.

In one small area, shallow soil samples contained lead and arsenic at concentrations exceeding risk based cleanup levels.  Ash Creek determined, through review of historical sources, that the lead was likely associated with lead-based paint on demolished structures.  The area with elevated lead/arsenic concentrations was mapped using a global positioning system instrument for future reference.  To minimize remediation costs, Ash Creek developed a plan whereby the impacted soil will be excavated concurrent with planned redevelopment activities.
